Privacy Policy

1. Data Controller
The My House Experience website (hereinafter, the “Site”) is managed by VICITYAMO di Russo Giuliano, with registered office at VIA PASTORELLI GIOVANNI 19, 20143 Milan (MI), VAT No. 14039780961, as the Data Controller.

2. Wix Platform
The Site is developed and hosted on the Wix.com Ltd. platform (hereinafter “Wix”), with registered office at 40 Namal Tel Aviv St., Tel Aviv, Israel.
Wix acts as Data Processor on behalf of the Controller and ensures compliance with the General Data Protection Regulation (GDPR).

Wix collects and stores data on secure servers located in the United States, Europe, and other jurisdictions, according to international security standards and transfers covered by Standard Contractual Clauses (SCC).

Wix may process browsing data, technical logs, and cookies to ensure the functioning of the Site, as a hosting provider.

3. Purposes and Legal Basis of Processing

a) Browsing and site functionality
Automatic collection of technical data (IP address, logs, technical cookies).
Legal basis: legitimate interest of the Controller in the technical management of the Site (Art. 6.1.f GDPR).

b) Newsletter and promotional communications
Data processed: first name, last name, email address.
Managed through Mailchimp (Intuit Inc.), a platform that may transfer data to servers in the United States under SCC.
The data are used exclusively for sending informational and promotional communications and are not shared with third parties for other purposes.
Legal basis: explicit consent (Art. 6.1.a GDPR).

c) Forms on the site
General contact form: first name, last name, email, phone, message.
“Property Owners” form: first name, last name, email, phone, and photos uploaded via Google Drive link. The photos are used exclusively to evaluate the property and are not disclosed or used for other purposes.
“Work with Us” form: personal and professional data, possible CV.
Legal basis: user consent and execution of pre-contractual measures (Art. 6.1.a and 6.1.b GDPR).

d) Marketing and online advertising activities
The Site uses several tools for analytics and targeted advertising:

  • Meta Ads (Facebook and Instagram): data collected via pixel for remarketing and conversion tracking.

  • Google Ads: collection of cookies and identifiers to personalize and optimize campaigns.

  • Google Tag Manager: tag management tool enabling tracking and remarketing scripts.

  • Google Analytics: site traffic analysis with anonymized data (masked IP address).

These tools may involve data transfers to the United States and other jurisdictions. Google LLC and Meta Platforms Inc. adhere to SCC to ensure data protection.
Legal basis: explicit user consent via cookie banner (Art. 6.1.a GDPR).

e) Social media
The Site integrates icons and links to official profiles on Facebook, Instagram, and TikTok.
Clicking these icons may lead to data collection by the respective platforms under their own privacy policies, independently of the Controller.

f) Direct WhatsApp connection
The Site includes an icon allowing users to start a direct conversation on WhatsApp with the Controller.
Using this function involves sharing personal data voluntarily provided by the user (name, phone number, messages, attachments) through WhatsApp.
WhatsApp Ireland Limited (for EU users) and WhatsApp LLC (for non-EU users) act as independent data controllers, according to their privacy policy available at: https://www.whatsapp.com/legal/privacy-policy-eea.
The Controller will use the data exclusively to respond to requests and will not disclose them to third parties.

g) Site Live Chat
The Site provides a live chat function allowing users to communicate in real time with the Controller.
Through the chat, personal data such as name, email address, and message content may be collected.
Such data are used exclusively to provide responses to requests and are not shared with third parties.
If the live chat is managed by a third-party provider, the provider may collect technical data (IP, device, navigation logs) according to its own privacy policy.

 

4. Processing Methods
Data are processed using electronic and telematic tools, in compliance with the security measures required by GDPR.
No automated decision-making process that produces legal effects for the user is carried out.

5. Data Retention

  • Newsletter: until consent is withdrawn.

  • Contact forms: as long as necessary to handle the request.

  • Property Owners form: maximum 12 months.

  • Work with Us form: maximum 24 months.

  • Browsing data and cookies: as specified in the Cookie Policy.

6. Disclosure to Third Parties
Data may be disclosed to:

  • technical providers (e.g., Wix, Google, Meta, Mailchimp),

  • appointed consultants and professionals,

  • competent authorities, within the limits of the law.
    Data will not be publicly disclosed.

7. Transfers outside the EU
Data may be transferred outside the European Economic Area (EEA) through providers (Wix, Google, Meta, Mailchimp).
Such transfers are based on:

  • European Commission adequacy decisions,

  • Standard Contractual Clauses (SCC),

  • additional security measures.

8. Data Subject Rights
The user may exercise the rights provided by Articles 15–22 GDPR at any time: access, rectification, erasure, restriction, objection, portability, withdrawal of consent.

9. Cookie Policy
The Site uses technical, analytics, and profiling cookies.
